商业房地产开发集成化供应链管理研究

摘要
商业房地产已成为一个重点投资领域,其体现了国家经济发展水平,对改善人们生活水平有着决定性的影响,因此有必要对商业房地产开发进行认真研究。商业房地产研究涉及多个行业和企业,如何对整个商业房地产开发集成化供应链进行管理是理论界和实业界面临的亟待解决的现实问题。
     首先,本文通过对商业房地产开发流程的梳理,分析了其存在的内在特性,将集成化供应链管理理论引入商业房地产开发领域,建立了基于开发流程的商业房地产开发集成化供应链管理模型。该模型建立了商业房地产业上下游之间的关系,立体动态地展示了开发商在产业中的位置和应发挥的作用,解决了商业房地产开发商应该如何定位、如何管理的问题,并从经济学的博弈和交易费用的角度进行了分析。其次,本文建立了供应链核心企业与链中企业合作收益的影响因素模型和基于流程分解的合作伙伴选择模型,深人剖析了开发商合作收益的主要影响因素,并给出了开发商在动态联盟中的合作策略建议,使合作伙伴的选择更加科学合理。而后,针对商业房地产开发的特点,对集成化供应链管理的评价指标进行了阐述,建立了商业房地产开发集成化供应链评价指标体系和绩效评价模型,并通过实际案例体现了方法的可操作性。同时,针对集成化供应链系统庞大,传统方法不易对其绩效进行准确评价的问题,提出了基于免疫算法的神经网络算法,引入到商业房地产集成化供应链绩效评价之中并与传统的BP神经网络模型所得出的评价结果相比较。结果表明,在收敛程度上,免疫神经网络具有显著优越性,且其误差明显小于传统BP网络的误差。
     该研究提供了一套较为实用的商业房地产开发供应链集成管理模型及方法,对于提高我国商业房地产开发供应链集成管理水平、规范房地产市场具有现实意义。
The commercial real estate has already become one of the main industries which have great contribution to the development of the society. It has significance in theory and practice to study the integrated supply chain management of commercial real estate.
     This dissertation, which analyzed the inherent characteristic of developing process of commerce real estate and integrated supply chain management, developed the concept of integrated supply chain management and built a model about commerce real estate. The supply chain management model of commerce real estate built relationship between supplier and customer (from the upper reaches supplier to terminal customer), which dynamically showed the position and the effect of developer. This dissertation pointed out the direct relation between integrated supply chain management and commerce real estate with integrated supply chain management theory model through the contrast between them. The integrated supply chain management supply technological process of commerce real estate and the relationship between them were analyzed from the economics game and the transaction costs angle. This dissertation also established the influencing factor model and analyzed the influencing factor of developer cooperation avails, which can give the tactics of dynamic alliance. According to the characteristic of commercial real estate, an index system has been suggested and the achievement appraising model based on the Immune Back Propagation was set up. Then, the model was introduced into the appraising of the commercial real estate integrated supply chain, and its efficacy was shown by the simulation results.
     This study provides a series of practicable methods and models for commercial real estate integrated supply chain management. It has significance in theory and practice to improve the management of the real estate.
