基于土地集约利用的西安城市空间发展模式研究

摘要
随着经济的快速发展,城市化进程迅速加快,目前面临着人口不断向城市聚集,住房紧张,交通拥挤,城市用地规模不断扩大,农业用地在此压力下不断减少,城市的急剧膨胀导致了城市土地资源的相对紧缺。因此必须转变土地现状的粗放利用,优化城市土地结构,提高土地利用效率。城市土地集约利用研究对于解决当前矛盾具有重要的现实意义。
文章首先基于产业结构与土地利用的一般关系,将产业结构与土地集约利用有机结合起来,分析了土地集约利用与城市空间发展之间的关系。
其次对西安市土地集约利用状况作实证研究,根据西安市土地利用现状,分析西安城市用地现状特征、结构变化。总结了西安市城市土地利用的特点和存在的问题,并分析了影响西安城市土地集约利用的因素。运用多目标规划研究的理论,构建了西安市土地集约利用的评价体系,采用FUZZY综合评价法对西安市土地利用在宏观层面进行评价,从整体上判断得出西安城市土地利用尚处于一般偏粗放状态。
最后根据目前西安单中心圈层式城市结构形态,结合城市建设和城市发展状况处于旧城区与新区双重结构调整阶段,提出了基于土地集约利用的西安城市空间发展模式,同时提出了实现西安市土地集约利用空间发展的对策。
Along with the economical development, urbanization rapidly increased, At present is facing the population massively pours into cities, the housing is tight, the traffic congestion, in such a pressure agricultural land is continuously reducing, the rapid expansion of cities has caused the city land resoure relatively scarcely.Therefore,we must change the status of the extensive land use, optimize the structure of urban land,and improve the efficency of land-use. The intensive land-use study has important practical significance for resolving the current conflict.
Firstly, the paper based on the industrial structure and the general relationship of land use, the industrial structure and the land intensive use organic together, then analyzed the relationship between intensive land use and urban spatial development.
Secondly, this paper takes the intensive utilization of land in Xi'an as an example demonstration. according to Xi'an land utilization present situation, Analysis of current characteristics of urban land and the structure changes in Xi'an. Summarized the land utilization characteristic and the existence question of Xi'an city,and studied analyzes has affected the Xi'an city land consolidation use the factor in this paper. And then through the building up different evaluation index system and methods,it gives the evaluation conclusion about the urban intensive utilization. And at a macro level evaluation, it draws a conclusion that Xi'an urban land still in the extensive use of state through fuzzy evaluation.
Finally, according to the current single center circle-shape structure in Xi'an city, with urban construction and development of the old city and new area are in a dual structure adjustment stage, the paper based on the intensive land-used, put forward Xi'an city space development pattern. And proposed intensive use of land space realization of Xi'an development Strategy.
文章首先基于产业结构与土地利用的一般关系,将产业结构与土地集约利用有机结合起来,分析了土地集约利用与城市空间发展之间的关系。
其次对西安市土地集约利用状况作实证研究,根据西安市土地利用现状,分析西安城市用地现状特征、结构变化。总结了西安市城市土地利用的特点和存在的问题,并分析了影响西安城市土地集约利用的因素。运用多目标规划研究的理论,构建了西安市土地集约利用的评价体系,采用FUZZY综合评价法对西安市土地利用在宏观层面进行评价,从整体上判断得出西安城市土地利用尚处于一般偏粗放状态。
