基于CIMS模式的住宅产业集成化管理系统研究

摘要
随着住房消费成为我国21世纪初国民经济发展中新的增长点之一,住宅产业将成为促进我国国民经济发展的重要成长型产业。然而,由于历史及自身原因,我国住宅产业发展仍处于稚嫩阶段,传统生产方式,落后管理模式和粗放型的经济增长,已严重制约了住宅产业的发展。所以“运用信息技术,提升住宅产业”, 已经成为国家产业结构调整与住宅产业技术升级的客观要求,同时也是住宅产业现代化的根本途径。
    CIMS (Computer Integrated Manufacturing System),作为信息技术和现代管理技术的集成体系,国内外已对此进行了大量的研究,并已成功应用于我国机械、石油、纺织、轻工、冶金、煤炭、化工、邮电、服装等行业,但在我国住宅产业领域还是空白。因此,在住宅产业中引入CIMS,是值得探讨和研究的一个重要课题。实现住宅产业CIMS,是一项重大的数字化创新工程。本文着眼于整个住宅产业的信息化、网络化、集成化发展,研究基于CIMS模式的住宅产业集成化管理,不仅从产业链的角度审视住宅产业信息化现状,明确计算机技术和信息技术在住宅产业中未来发展方向,而且站在管理的角度定位我国住宅产业应用信息技术的方向,探讨住宅产业集成化管理。
    本文在大量相关文献和实际调研的基础上,运用信息论、系统论、管理学、价值链管理、产业融合、CIMS等基本理论和方法,充分借鉴和融合制造业领域中先进技术和现代管理技术,尤其是逐渐成熟的CIMS工程模式,采用比较分析、系统结构化分析、定性分析为主的研究方法,对住宅产业与制造业的融合问题进行了初步分析研究,并试图建立住宅产业CIMS模式,以达到住宅产业的集成化管理。
    首先,在重点介绍我国863计划成果CIMS的内涵及其理论发展、推广和应用的基础上,提出了在传统住宅产业中引入CIMS的初步设想,并强调了其重要的现实意义。
    其次,分析了我国住宅产业的现状和发展要求,尤其指出了其目前存在的问题,并重点研究住宅产业与制造业的融合问题,包括两者的趋同性、融合的基础及其CIMS融合体系。接着,在分析目前住宅产业信息化管理状况的基础上,参考制造业中的CIMS系统,构建了住宅产业集成化管理系统,其中重点探讨了系统的总体框架,并建立了其功能模型及信息模型。
    最后,指出了有效实施住宅产业集成化管理的基本条件与措施,并得出了本课题的研究结论。
    
    
    本文首次探寻了CIMS在住宅产业领域研究及应用,并构建了基于CIMS模式的住宅产业集成化管理系统的总体框架、系统模型及其实现途径;它的研究与应用不仅对住宅产业理论发展作了一点偿试,也将对我国“运用信息技术,提升住宅产业”有比较重要的现实意义。
Housing consumption has become one of the new increasing points for Chinese national economy development in the beginning of 21 Century, so housing industry will get to be an important growing industry to promote our national economy. However, because of history and itself reason, Chinese housing industry is still on the childish stage, and traditional manufacturing means and behindhand management mode have confined the development of housing industry. And therefore, it is objective need for our country's industry structure adjustment and technology upgrade of housing industry, and is essential approach to housing industry modernization, to advance housing industry by the means of information technology.
    CIMS(Computer Integrated Manufacturing System), as the integrated system of information technology and modern management technology, has abundantly been studied at home and abroad, and it has successfully been put into use in the industries such as mechanism, petroleum, weaving, light industry, metallurgy, coal, chemistry, mailing, rag trade and so on, but CIMS is completely a lacuna for Chinese housing industry. So it is worth to make a deeply study for how to put CIMS into housing industry. To realize housing industry CIMS is a very important digitalized innovation project. So this dissertation has studied the integrated management of housing industry based on CIMS, with a view to the information, network,valule management and integration of all over the. This dissertation not only scans the status quo of housing industry information development from the point of view of industry chain, and confirms the applying direction of computer technology and information technology for housing industry in the future, but also orientates the applying direction of information technology for housing industry from the point of view of management.
    Based on the abundant references and the on-site investigation, this dissertation tries to analysis the inosculate between housing industry and manufacturing, and to set up the CIMS for housing industry to get the integrated management of housing industry. This dissertation refers the theory about informatics, systems engineering, management science, industry inosculating and CIMS. Also this dissertation uses the advanced technology and modern management means for reference, especially the CIMS mode. This dissertation uses the means of comparative analysis, structured analysis and qualitative analysis.
    
    
    Firstly, on the base of the conception, theory, generalization and application of CMIS for Chinese 863 Project, this dissertation brings forward elementary conceive of putting CIMS into housing industry, and emphasizes the realistic significance of that.
    Secondly, this dissertation analyses the status quo and developing requires of housing industry, and especially points out the existed problems,and mostly it studies the inosculate between housing industry and manufacturing, including the appulsive homology,the basis of inosculate and CIMS. After analyzing the conditions of the information management of housing industry, according to the CIMS for manufacturing, this dissertation sets up the integrated management system, especially the general frame, function model and information model of this system.
    At last, this dissertation points out the basic condition and measure to realize the integrated management of housing industry, and it gets a conclusion.
    This dissertation probes the research and application of CIMS in housing industry on the first time, and designs the general frame and system model and its realized approaches for the integrated management system based on CIMS. Its research and application not only have an attempt to the the development of of housing industry theory, and have considerably important reality meaning on the "to apply information technology, to promote housing industry" in our country.
